NH 66 is the main road along Kerala’s coast, and it is being widened into a six-lane highway. Land along it, especially in towns like Oachira and Karunagappally, is in steady demand from businesses. Here is why buyers look at highway frontage plots, and the checks every buyer should do first.
Why buyers want NH 66 frontage
Visibility
Every vehicle on the busiest road in the region passes your gate. For a showroom, restaurant or fuel station, that is free advertising every day.
A wider highway
The six-lane widening means faster travel between Kollam, Kayamkulam and Alappuzha, which brings more businesses and travellers along the route.
Rental demand
Shop rooms and commercial space on the highway are easier to let than space on small inner roads, because tenants pay for footfall.
Limited supply
Large, clear-title plots with direct highway frontage are rare. Most frontage has already been built on, so good plots attract serious buyers.
What you can build on a highway plot
What is allowed depends on the plot size, road width, zoning and local body rules. Our guide to commercial building construction in Kollam explains permits, fire NOC and design in detail.
Checks before you buy an NH 66 plot
- Land acquisition. NH 66 is being widened to a 45 m corridor. Confirm that the land you are paying for is outside the acquired strip, so the area on paper matches what you can use.
- Building line and setbacks. Buildings on national highways must stay a set distance back from the road. Ask your engineer how much of the plot is actually buildable.
- Access. On the widened highway, entry is often through a service road. Check how vehicles will reach the plot, and whether direct access needs permission.
- Land type and title. Garden land (purayidam), clear title deed, latest tax receipt, encumbrance certificate and possession certificate, as in our plot buying guide.
- Services. Electricity (three-phase for commercial use), water and drainage.

Frequently asked questions
Is the NH 66 widening finished near Oachira?
Work is progressing stretch by stretch across Kerala. Check the current status of the section near any plot you are considering, and confirm with the local body or NHAI whether any part of the plot is affected.
Can I build right up to the highway?
No. National highways have a building line, so buildings must be set back from the road boundary. Your engineer will work out the buildable area for the exact plot.
Is a highway plot good for building a house?
It can be, but traffic noise and dust make inner roads more comfortable for most families. Highway plots are usually bought for business or mixed use.
Can I visit the Oachira plot?
Yes. Message us on WhatsApp and we will arrange a site visit and share the documents.
